Wasatch Garage Floors is locally owned and operated by High Mileage Flooring. When you call, you talk to the people who will actually be grinding and coating your floor β not a dispatcher three states away. We live here, we drive past our work every week, and that's exactly why we don't cut corners on the part you can't see.
π (801) 503-1423Peeling floors come from skipped prep. We mechanically diamond-grind every slab to a clean profile so the coating bonds to the concrete β not to dust, sealer or old paint.
Cheap kits and DIY epoxy lift right off under hot tires. Our polyaspartic and full-flake systems are rated for it β park on it and it stays put.
Standard epoxy ambers and chalks in sunlight. Our polyaspartic topcoats are UV-stable, so the floor by the open garage door matches the floor in the back.
Vapor coming up through the slab is the #1 reason coatings delaminate. We test moisture before we quote β and spec the right primer for it β instead of finding out later.
25 years of grinding, coating and polishing concrete across Utah. Most garages are finished in 2β3 days, with a clean site every night.
We stand behind adhesion and workmanship with a lifetime warranty. If it's failing because of how we installed it, we make it right.
We look at your slab, test for moisture and cracks, and send a clear written quote β no pressure.
We mechanically grind the concrete to a clean bonding profile and fill every crack, pit and spall.
We apply the base coat and broadcast your chosen flake blend to full refusal for a rich, even finish.
A tough, UV-stable topcoat locks it in. Walk on it the next day, park on it a day or two later.
You've seen the box-store kits and the too-good-to-be-true one-day specials. They're thin, water-based coatings rolled onto an unprepped slab β and they fail in a season. The cheapest bid almost always means skipped grinding, no crack repair, or no moisture test, and you pay for it when the floor peels.
We're not the cheapest, and we're not trying to be. We give you an honest, written quote, prep the slab the right way, and install a system built to last 15+ years. The number we quote is the number you pay β no surprise add-ons after we start.

Most failed floors fail for the same few reasons. Hereβs what to check before you hand anyone a deposit:
The only right answers are diamond grinding or shot blasting. Acid etching and 'clean and roll' are why floors peel. If they don't grind, keep calling.
Concrete releases water vapor. A pro tests the slab and picks a primer to match. Skip it and the best coating in the world will bubble and lift.
Epoxy is cheaper but ambers and cures slowly; polyaspartic cures in hours, resists UV and hot tires, and lasts longer. Ask what system they're quoting and why.
'Epoxy floor' means nothing. A real quote lists grinding, crack repair, base coat, flake broadcast and clear topcoat β plus the total mil thickness.
A cheap one-day 'special' is usually a thin, water-based coating that fails in a season. A ground-and-flaked polyaspartic floor costs more because it lasts years, not months.
Locally based and coating floors from Ogden to Spanish Fork and from Grantsville to Park City, Heber and Kamas.
"Epoxy floor" has become the catch-all name for any coating on concrete, but the products, the prep and the results are not the same. Here's the plain-English version of what we install, why it lasts, what it costs in Wasatch Front, and how to tell a real floor coating from a weekend paint job.
A professional floor coating is a multi-layer system bonded to the concrete: a primer that soaks into the slab, a pigmented base coat, a decorative flake or metallic layer, and a clear topcoat that takes the abuse. The concrete underneath is mechanically ground so each layer grips rather than sits on top. Done right, the coating becomes part of the slab β it doesn't peel because there's nothing for it to peel from.
Epoxy is the older chemistry: strong, affordable, slow to cure (days), and prone to yellowing in sunlight. Polyaspartic is a newer aliphatic polyurea: it cures in hours instead of days, stays clear under UV, flexes slightly with temperature swings, and handles hot-tire pickup better. Most of the floors we install use a polyaspartic topcoat β and often a polyaspartic base too β which is why a garage can go from bare concrete to finished floor in a few days and be ready to park on soon after. Epoxy still has a place as a heavy-build base coat on some commercial floors; we spec whichever system fits the slab and the use.
The one-part or two-part "garage floor epoxy" kits sold at home centers are thin, water-based coatings designed to be rolled onto an acid-etched slab. Acid etching doesn't create a real bonding profile, the film is a fraction of the thickness of a professional system, and there's no UV-stable topcoat. The result is the floor everyone has seen: peeling under the tires within a year. A professional coating is roughly ten times thicker, mechanically bonded, and finished with a clear that's built for sun and chemicals.
Most residential garage floors run about $5β$7 per square foot installed, so a typical two-car garage lands around $2,000β$3,800. Metallic and custom decorative floors run higher because of the design work and extra clear. What moves the number is slab condition β old coatings to grind off, heavy crack repair, or high moisture readings β not the color you pick. Every quote we give is free, in writing, and firm before work starts.
A properly prepped, professionally installed polyaspartic flake floor commonly lasts 15β20+ years in a residential garage. Commercial floors under forklifts and chemicals are specced thicker and can be re-cleared after years of service rather than replaced. The floors that fail early almost always share one story: skipped grinding, no moisture test, or a residential-grade system under commercial abuse.
Ask three things: How do you prep the slab (the only right answers are diamond grinding or shot blasting)? Do you moisture-test? What system are you quoting, layer by layer, with the total thickness? If a bid can't answer those clearly, the low price is buying you a floor you'll pay to remove.
